5 Asphalt Repair Tips to Fix El Niño Damage in Your Parking Lot

Weather experts warn that record-making El Niño rains may be coming to the Southwest this Winter 2015-2016. And like any niño whose fun time has gotten out of hand, higher than average rainfall could leave damage behind. 1. Don’t sweat the small stuff.

Any parent knows that childproofing the house can keep both kids and property safe from harm. As we discussed in our previous blog post, preventative pavement maintenance can minimize damage caused by moisture penetrating your surface. If you take the right action, you may well come out of it scot free, or with only minor cracks or depressions. But don't let them slide just because they're small. Nipping them in the bud with an easy crack fill or skin patching will prevent big, expensive structural failures later on.

2. Time for some R&R.

That's our nickname for removal and replacement. The difference between patching and asphalt R&R is like the difference between spackling a scratch on a wall and repairing a hole in it. If the damage is too severe to be patched, we cut out the area and replace it with a complete new section of asphalt, including the subgrade if necessary.

3. An overall solution.

The coming El Niño event could be like a children's party that leaves your lawn pretty beat up. But you wouldn't automatically assume you need to lay all new sod when a simple reseeding might do the trick, would you? Use that same mindset when assessing damage to your pavement, even if you see deterioration over its entire surface. An asphalt overlay or fabric overlay can add years to the life of your parking lot before you need to think about total replacement. (And by the way, we do that, too.)

4. Keep your edge.

El Niño-related water may also cause unevenness or separation between asphalt and adjacent structures such as concrete gutters, sidewalks, and edgings. These gaps open the door to more water damage, and become a tripping and injury hazard for anyone that walks on your pavement. So you have two reasons to get them fixed with milling and wedging.

5. Finishing touches.

As your kid will surely tell you, it's not just the jeans and t-shirt that make an outfit. It's the details — from baseball cap to sneakers — that make the difference between the in crowd and the terminally uncool. Your pavement needs equal attention to detail if it's going to look and perform its best, including clear markings, speed bumps and signs.

When it comes to parking lot asphalt I like your tip to "Don't sweat the small stuff". Taking care of small cracks before they get bigger is so important in my mind. I'll be sure to check on the parking lot in front of my apartment so I can take care of it before it gets worse.
