Asphalt Sealing Protects Your Parking Lot from Sun Damage

The surface of the sun is 10,000 degrees Fahrenheit. Luckily by the time it reaches the surface of the earth, it has cooled considerably. We wear sunscreen to protect our skin. We put wax on our cars to protect the paint. As someone who cares about the surface of your parking lot, driveway, or road, I would like to explain how you can protect it from getting “burned.”

Asphalt can reach temperatures of up to 172 degrees. That’s hot. When your asphalt is subjected to the kind of beating sun needed to create that kind of heat, it can result in sun damage. And it needs its own kind of sunscreen, also known as asphalt seal.

From the moment you put asphalt down in your parking lot or on your road, ultraviolet rays from the sun begin to fuse with oxygen. This works to break the chemical bonds that give your pavement strength. Sealing pavement will help slow the deterioration process while also protecting your pavement's integrity and appearance. Depending on which asphalt sealing option you choose, it may even provide a new wearing surface.

Here are four seal options:

Seal Coat – A seal coat contains anti-oxidation additives to help provide a shield against the elements, including sun and rain. It works a little like anti-aging sunblock, keeping your asphalt from looking old and worn, and offering cost-effective preservation for regular maintenance plans.

Slurry Seal – This seal is very similar to the seal coat described above but it adds aggregate to the mix. The aggregate helps replace the fines that have raveled out over time. It’s relatively inexpensive, and as an added benefit, provides a new drivable surface.

Microsurfacing – This seal takes slurry seal and ups its wear-factor by adding a higher polymer and asphalt residual content. The aggregate is also a better quality, and with fast-setting chemicals, the asphalt is usually ready for traffic in about an hour (versus the 24 hours needed for slurry).

TRMSS – Tire Rubber Modified Surface Sealer, or TRMSS, protects and extends your pavement’s useful life by replacing essential surface oils, securing loose aggregates, and preventing damage caused by oxidation, weather, and traffic. It’s ideal for residential streets, highway shoulders and even airports.
